The Southwind team stepped in as full-service property managers and demand management specialists on July 1st. According to Southwind president Gilles Arditi, the 24-room boutique hotel saw an almost immediate increase in occupancy, with average weekday numbers increasing from 1-2 rooms occupied to 10-12 rooms occupied within the first two weeks.

As revpar numbers for Florida’s hotels and resorts are on the rise, Southwind’s team has taken full advantage of the improving economic climate. Working with on property staff, Southwind has implemented a new property management system for better accounting, streamlined efforts across departments, and launched calculated demand management practices to maximize revenues.

In addition, Bayside has already benefited from the first stages of a complete overhaul of its online presence. “The website was essentially nonfunctional as far as booking is concerned,” said Arditi. Southwind has implemented new website hosting, a fully integrated online booking engine, and focused demand management across existing and newly identified OTAs (online travel agents) to maximize revenue opportunities and maintain parity.

Moving forward, Arditi and his team aim to “grab as much market share as we can,” maintaining occupancy levels and increasing demand at every step.
